Zoning

The City of Baytown adopted its first zoning code on July 27, 1995 which became effective on August 7, 1995. Zoning is a tool for implementing the Comprehensive Plan and regulates land use and density. The zoning ordinance also sets standards for minimum lot sizes, and other dimensional characteristics.

The City of Baytown has five zoning classifications, Neighborhood Conservation (NC), Urban Neighborhood (UN), Mixed Use (MU), Light Industrial (LI) and Heavy Industrial (HI).

· The NC district permits by single-family; and duplex dwelling units.

· The UN district permits single-family, duplexes, manufactured homes, multi-family dwelling units, libraries; safety services and utilities.

· The MU district permits all land uses except light industrial and heavy industrial uses. When nonresidential development occurs next to single-family dwelling units additional restrictions apply.

· LI and HI were added in December 2007 and permit light and heavy industrial uses respectively and set dimensional standards.
